What Is Valet Trash? A Guide for Apartment Residents and Managers

Valet trash (also called doorstep trash collection) is an apartment amenity. Residents put a bagged trash container outside their door during a set evening window, and a collection specialist picks it up and takes it to the community's compactor or dumpster.

How it works for residents

  • Set-out window. The community sets the hours and nights when bags can go out. Check your lease or the community's policy.
  • Container. Many communities provide a bin. Bags usually go inside it, tied, rather than loose on the floor.
  • What's excluded. Bulk items, loose liquids, broken glass and anything oversized usually aren't collected.
  • Missed a night? Bags left out outside the window may be flagged as a violation. Many communities send a notice, sometimes with a photo.

What it costs

Valet trash vendors typically charge the property about $9 to $10 per door per month. Most properties pass the cost on to residents as a monthly amenity fee. The amount varies by community, and your lease should list it.

Why properties offer it

  • Cleaner compactor areas, breezeways and stairwells.
  • Fewer bags left in hallways.
  • Less time maintenance staff spend on trash.
  • Convenience for residents, especially those on upper floors.

What managers should expect from a provider

  • A clear schedule and set-out policy for residents.
  • Proof of service: which doors were serviced, which were missed, and any violations, with photos.
  • A named contact for problems.

Software

Providers use valet trash software to run routes and report on service. With Valet Hero, collection specialists use an iOS and Android app to work an ordered route and record each door's outcome, and managers get a report of the night's service.
